  • With delays, backorders, and limited supplies, building a new home has its own set of challenges. Having phase inspections preformed will help ensure that your builder corrects any missed steps or deficiencies before moving on to the next phase. Generally, there are 4 steps in phase inspections. See below.

  • Pre-pour Inspection. This takes place before the concrete is poured

  • Pre-drywall Inspection. This takes place after the house is frames and the wiring and plumbing and HVAC ductwork is installed and before insulation or walls are put in.

  • New build Inspection. This happens right around the time the builder does his final walkthrough with you, and you get the keys.

  • 1-year warranty inspection. This usually takes place around 10-11 months into ownership before the builder’s one year warranty is up. This gives the builder to address any issues before the warranty expires.

Phase Inspections

  • Examines a pool for structural integrity, checking for cracks in the pool deck and shell. We assess the condition of the liner, pumps, filters, heaters, electrical components and other equipment.

  • Asses structural soundness, roof condition, siding and paint integrity, foundation issues, door and window function, electrical safety, signs of pests or water damage, and overall maintenance.

  • A sewer scope inspection involves inserting a camera into the main sewer line and visually inspecting it for blockages, damage, root intrusion, and structural issues to ensure proper function.

  • During a sprinkler system inspection, we check for proper operation, coverage, leaks, broken or clogged heads, controller functionality, and compliance with local codes. They also assess zone performance and valve integrity.

  • Thermal imaging uses infrared cameras to detect temperature variations, revealing issues like heat loss, moisture intrusion, electrical hot spots, and insulation deficiencies in buildings that are invisible to the naked eye.

  • A moisture meter detects and measures the moisture content in materials, indicating potential water intrusion, which can lead to mold or structural damage. It’s used on surfaces like walls, floors, and ceilings during inspections.
